Southeast Asia has always had a special attraction for me. When I started spending time there about 5 years ago. I love the organized chaos of the streets in Bangkok, the food is prepared right in front of you, and the haggling at the markets. Amazing.
Overall, I've spent more than 3 months in Thailand and I have so many fond memories, add to that the fact that it provides exactly in the middle of Australia and Qantas a stopover of only 45 minutes which you receive faster Oz. It's a greatTarget.
I am usually a week long stopover on the way back to England. It gives me a tiring after 2 weeks with family and friends and the 2 hours break massages for about £ 7th What more could you want? :)
So naturally l thought if I spend so much time here / I might as well buy a property. Then, of course, whether I'm ready to buy and have done extensive research, why should
not investors buy my good?
Once the property prior to the tsunami in Phuket, I sawthought I would check out Pattaya (pronounced: "Pat-e-ya"), which is only about 1 hours, 20 minutes drive from the new international airport in Bangkok (the capital).
Pattaya is a seaside city (This tick-ticks and crosses are my due diligence) with a new highway, which means it will take only about 45 minutes to get to and from the airport. (tick).
Pattaya is with 3 different real estate markets.
The first is the local market. The properties are conveniently located between 1 and 3 MillionenBaht (70 baht to € 1) So £ 15,000 - £ 45,000. Sounds good right. Well, maybe not.
Unless you are a local, it is unlikely that you will buy at this level.
You could only rent to locals and the investment returns I do not think would be big enough. (Cross)
The second and most interesting market is the 20 to 30 million baht. £ 285,000 - £ 430,000. Incredible you say? Now that's what I thought too. Forgot Indeed, incredible - I was downright shocked. So that is not the crucial question often will I make money? but how do I get paid? or whoever it wants to sell me? "who will buy it from me? how much tax is paid l? how much I have leftover? Or if you do not want to sell it, as the equity-l will make work for me?.
Often the answer is you will not. You will not remortgage it and you will not sell them, or if You need you a lot less than you do not want to accept.
In Thailand, mortgages are very tight. The Asian economic crisis hit Thailand particularly hard, and in fact they have just begun to continue a series of concrete highways, which remained unfinished, and free from the ground. These massive highways stretch miles and the entrance is and see no exits and are amazing, too.
On balance, Thai banks do not trust farang) (aliens, so youcould be made to jump through hoops just to get 50% mortgage. And if you always thought a mortgage was trying hard to remortgaging. So that kind of leaves selling as the possibility of the kind goes against our whole philosophy.
All in all, I decided that it would be better to rent a 5 star hotel or villa on the beach for 2 weeks a year would be a property that has so many variables it's own.
If you are interested in buying in Thailand, you can definitely earn some money, but asHave you ever "Their Due Diligence?" I am delighted to have the research that we made before moving to if you're interested.
